Who buys in Uvita
Uvita is the growing hub of the South Pacific. It draws young families, remote workers, people who want to run a casita rental next to their own home, and investors betting on a region that is still less developed than Guanacaste. It suits you if you want a real town within reach: grocery stores, banks, schools and a lot of restaurants in a small footprint. It does not suit you if you need a mall within 20 minutes or can't handle an intense rainy season from May through November.
Uvita's micro-areas and what they cost
"Uvita" on a listing can mean very different places. Here is how the market breaks down, with real asking prices from current listings.

Uvita town
Flat to gently rolling land close to the highway, shops and the beach. Walkable homes are rare and priced for it. Examples: Oversized Pool Villa in Central Uvita, 2 bed / 3 bath, US$449,000. Two Villas on One Lot in Uvita, walk to town, pool, US$499,000. Commercial land on Highway 34 also sits here, from a 1.24-acre highway lot at US$300,000 up to 5.9 acres with Highway 34 frontage at US$4,203,000.
Bahía Ballena and the Whale's Tail
The village south of town, next to Marino Ballena National Park and the Whale's Tail sandbar. Buyers come here to walk to the beach. Examples: 1270 Square Metre lot in Bahia Ballena, Uvita, US$198,000. Half-Acre Lot in Uvita, walk to National Park beach, US$220,000. Turnkey Pool Home Near Whale's Tail in Ballena, 2 bed / 1 bath, US$345,000. Browse all Ballena listings.
Playa Hermosa de Uvita
North of town along the coast. Mixes walk-to-beach villas with view homes on the ridge behind. Examples: Furnished Ocean View Home in Playa Hermosa, 3 bed / 2 bath, US$223,000. Walk-to-Beach Villa in Playa Hermosa, Uvita, 3 bed / 3 bath, US$349,000. Turnkey Ocean View Villa in Playa Hermosa Uvita, 4 bed, US$1,700,000.
The hills above Uvita
This is where the ocean and Whale's Tail views are, and where most land deals happen. Expect gated communities, multi-acre parcels and steep gravel roads. Examples: Mountain Lot with Ocean Views in Uvita, 3 build sites, US$160,000. 1.5 Acre Ocean View Lot in Uvita, Dulce gated community, US$220,000. Whale's Tail View Home in Uvita, 3 bed plus casita, US$1,195,000. 10-Acre Luxury Estate in Uvita with Whale's Tail views, US$7,000,000.
Elevation changes your costs as much as your view. A house near the coast at 200 feet runs AC most nights. A house up at 1,800 feet often doesn't. Mark lives at about 1,800 feet and will tell you what that means for your power bill.
Access, services and daily life
Roads: the paved coastal highway (Route 34, the Costanera) runs through town. Most view property is up gravel roads. Outside town you need a true 4x4.
Getting here: about 3.5 hours from San José by road, or a 30-minute domestic flight. An international airport is planned near Palmar Sur, but no construction date has been announced.
Schools: options include Jungle Academy and Uvita Christian Academy.
Healthcare: the public Hospital de Osa is in Ciudad Cortés to the south. Private hospitals are in San Isidro de El General over the mountain.
Internet: fiber is available along the South Pacific corridor. Many remote workers add Starlink as a backup for storm season.

Is there land for sale in Uvita?
Yes. Land is a big share of the Uvita market. Lots start around US$160,000, and larger ocean-view parcels and development farms run into the millions.
Can foreigners buy property in Uvita?
Yes. Foreigners can own titled property with the same rights as Costa Ricans. The exception is the maritime zone along the beach, which has its own concession rules.
Do I need a 4x4 to live in Uvita?
In town, a regular car works. If you buy in the hills, where most view properties are, plan on a true 4x4, especially in the rainy season.
Can I buy in Uvita without visiting?
Yes. Many of Mark's clients search, make an offer and close without setting foot in the country. Mark's team acts as your eyes and ears with photos, videos and live walkthroughs.
What is the difference between Uvita and Dominical?
Uvita is the larger service hub with more shops, schools and flat land near town. Dominical, about 20 minutes north, is a smaller surf town with steep view neighborhoods like Escaleras above it.
