Estate in Villa Real between Escazú and Santa Ana, Costa Rica

Escazú real estate is the priciest housing market in Costa Rica's Central Valley, running from condos and gated townhouses to forested hillside estates, with Costa Rica Playbook's top listing between Escazú and Santa Ana asking US$8,950,000. Neighboring Santa Ana, a few minutes west on Route 27, shares the same buyers. Mark Savoia is a buyer's agent, so he represents you and never the seller.

Who buys in Escazú and Santa Ana

Families come for international schools, remote workers for fiber, and retirees for private hospitals and a mild climate. Most want a gated community. It does not suit you if you want a beach town or a commute free of traffic.

Escazú's neighborhoods and what they cost

Price here follows location, view and security more than square footage.

San Rafael de Escazú

The commercial core, with Multiplaza, Avenida Escazú and Hospital CIMA. Mostly modern condos and gated communities, and the most congested part of Escazú.

The Escazú hills: Bello Horizonte and San Antonio

Bello Horizonte rises above San Rafael with city views. San Antonio climbs to about 1,245 m and feels quieter and more rural, with larger properties. Expect cooler nights, steeper roads and longer drives to shops.

Guachipelín

North Escazú near Multiplaza and Route 27, mixing condo towers, townhouses and gated house communities. Blue Valley School is here.

Santa Ana and Lindora

Santa Ana sits lower, around 900 m, and is warmer and drier. Lindora is its newer commercial strip on Route 27. Homes often come with more land, while the old town center keeps a small-town feel.

Villa Real

A large gated development in Pozos de Santa Ana, between Escazú and Santa Ana, with protected forest, trails and a clubhouse. This is the top of the market: Costa Rica Playbook has a 6-bedroom estate here at US$8,950,000.

Access, services and daily life

  • Roads: Route 27 links both suburbs to downtown and the Pacific coast. It jams at the San Rafael toll and Alto de las Palomas, so test your commute at peak hours.

  • Getting here: Juan Santamaría International Airport (SJO) is about 20 km from Escazú and 16 km from Santa Ana, roughly 25 minutes with clear roads.

  • Healthcare: Hospital CIMA is on Route 27 in Escazú. Clínica Bíblica runs a hospital with 24-hour emergency care at the Lindora exit, and Hospital Metropolitano has a branch in Pozos.

  • Schools: Blue Valley School (IB Diploma) is in Guachipelín, the Country Day School is on Route 27 in Alajuela, and the Pan-American School (IB) is in Belén.

  • Internet: fiber is widely available. Confirm coverage at the address.

  • Climate: mild most of the year. Rain falls May to November, heaviest in September and October, usually in the afternoon.

How buying in Escazú works

  1. Tell Mark your budget, timeline and must-haves.

  2. Review a shortlist and walk the best options in person or on video.

  3. Make an offer. Your lawyer drafts the agreement and your deposit goes into a registered escrow.
