Dominical Homes for Sale: Real Estate in Dominical, Escaleras and Portalón

Ocean view ridgetop land above Dominical, Costa Rica

Dominical homes for sale range from riverfront surf homes around $199,000 to Escaleras ocean-view estates priced at $2.5 million to $7 million, based on current Costa Rica Playbook listings. About 120 Dominical listings are live at the time of writing. Mark Savoia is a buyer's agent who lives in the Southern Zone, and he helps you sort the beach town, the steep view neighborhoods above it and the land inland.

Who Dominical suits

Dominical is surf and jungle. The town is small, with a beach break at the mouth of the Barú River and a short strip of cafés and shops. Buyers here tend to be surfers, people who want jungle and waterfall acreage, and luxury buyers chasing the big ocean views in Escaleras. If you want sidewalks, schools and a supermarket within walking distance, Uvita, about 20 minutes south, gives you more of that.

Dominical's sub-areas

Escaleras

Escaleras climbs the ridge above Dominicalito. The roads are steep and many are unpaved, and the reward is long Pacific views, some reaching down to the Whale's Tail. This is where the top of the Southern Zone market sits. Examples: Ocean View Land in Escaleras Dominical, build-ready with legal water, US$299,000. The road to San Isidro

Route 243 climbs from Dominical over the mountains to San Isidro de El General, passing Hatillo, Platanillo and Tinamastes. Prices drop as you go inland, and the air cools. Examples: 2-Acre Building Lot in Platanillo with legal water, US$169,000. New Home in Platanillo, 2 bed / 1.5 bath, US$205,000.

What to check before you buy in Dominical

  • Road grade: test the drive in the rain. Some Escaleras roads need a true 4x4 year-round.

  • Water: ask whether the property has legal water. Several listings here advertise it for a reason.

  • River and slope: riverfront and hillside lots need drainage and soil checks before you plan a build.

  • Beach proximity: anything within 200 meters of high tide is in the maritime zone and may be concession land, not titled.
