Hillside condos, view homes and marina living on a calm white-sand bay in Guanacaste. Mark works only for you, the buyer.

★★★★★  5.0 from 31 Google reviews · Costa Rica's only buyer's brokerage

Ocean view from a villa in Las Catalinas, north of Playa Flamingo, Guanacaste

Playa Flamingo real estate is a small, upscale market of hillside condos, view homes and villas around a white-sand bay and a new marina, with Potrero, Brasilito and Reserva Conchal minutes away. Inventory is thin and prices swing with view and beach access, so a wide search matters. Mark Savoia is a buyer's agent, so he represents you, not the seller. He searches every brokerage, then shortlists, films and checks the properties worth your time.

Who buys in Playa Flamingo

Flamingo suits second-home owners, retirees, boat owners and families who want calm swimming beaches and a quieter base than Tamarindo, about 30 minutes south. Two private schools are close by. It does not suit you if you want a lively town center; Huacas, about 20 minutes inland, has more shops and services.

Playa Flamingo's neighborhoods and what they cost

Flamingo hill and the marina

Condos and view homes climb the hills at both ends of the beach, and the gated Mar Vista community spreads inland toward Brasilito and Potrero. Marina Flamingo opened in 2023 with 92 slips and its own residences. Views and beach access drive price.

Playa Potrero

About five minutes north. Surfside is a leafy grid of vacation and full-time homes a short walk from a calm bay. The older village has the soccer field, sodas and smaller homes, with Playa Penca just past it.

Brasilito

About ten minutes south, a working beach village around a plaza, with a gray-sand bay and a short walk to Playa Conchal. Expect smaller homes and a more local feel.

Reserva Conchal

Just south of Brasilito, a 2,300-acre resort community with a Robert Trent Jones II golf course, a Westin, a W Hotel and over a dozen neighborhoods of lots, homes and condos, beside Playa Conchal's crushed-shell beach.

Las Catalinas

About 15 minutes north of Potrero on Playa Danta, a car-free planned town of pedestrian streets and villas, built since 2006.

Access, services and daily life

  • Roads: paved from Liberia. The coastal road between Brasilito and Potrero is narrow and can flood in heavy rain.

  • Getting here: Liberia's airport (LIR) is about an hour by road.

  • Healthcare: urgent care at the marina and a 24/7 Hospital Metropolitano center in Huacas. Liberia has private hospitals and the public Hospital Enrique Baltodano.

  • Schools: La Paz Community School (bilingual, IB) in Mar Vista and CRIA (US-accredited) near Brasilito.

  • Internet: fiber reaches many but not all addresses, so confirm it at the property. Many remote workers add Starlink as backup.

  • Climate and water: dry season runs roughly December to April. Rain builds from May and peaks in September and October. Water is tight on this coast, so check it early.

What you get when Mark searches Playa Flamingo for you

  • A shortlist matched to your budget, views and beach distance.

  • Photos, videos and live walkthroughs, so you can judge a property remotely.

  • A read on the micro-area: rainy-season roads, hill access and how far the beach really is.

  • Asking-price context. Costa Rica has no MLS or public closed-sale data, so a buyer-side view of comparables matters.

  • Referrals to vetted lawyers for title, water and permit checks.

How buying in Playa Flamingo works

  1. Tell Mark your budget, timeline and must-haves.

  2. Review a shortlist and walk the best options in person or on video.

  3. Make an offer. Your lawyer drafts the purchase agreement and your deposit goes into a registered escrow.

  4. Your lawyer runs due diligence: title at the National Registry, liens, zoning, access, written water availability and, for condos, bylaws and fee status. Beachfront land in the maritime zone (the first 200 meters from high tide) is held by concession, not title.

  5. Close before a notary, in person or remotely.
