Guanacaste real estate covers everything from entry-level beach condos to oceanfront estates, spread along Costa Rica's driest and sunniest coast. A regional living guide puts typical asking prices at around US$200,000 to US$250,000 for an entry-level condo in an established beach town and roughly US$600,000 to over US$1 million for a three-bedroom home with a pool. At the luxury end, a current Costa Rica Playbook listing in Las Catalinas is priced at US$8,250,000. Mark Savoia is a buyer's agent. He works only for you, never the seller.
Who buys in Guanacaste
Guanacaste suits buyers who want reliable dry-season weather, direct flights into Liberia and a choice of established beach towns. It is a weaker fit if you want cool mountain air or year-round green.
Guanacaste's neighborhoods and what they cost
Tamarindo
The most developed beach town on this coast, with supermarkets, international schools nearby and a busy rental market. Quieter Playa Langosta and Playa Grande sit on either side. Read our Tamarindo guide.
Playa Flamingo and Potrero
Flamingo is an upscale hillside community with a white sand beach and a marina that opened its first phase in 2022. Potrero, just north, is more relaxed and family-friendly. Read our Playa Flamingo guide.
Las Catalinas
A planned, car-free beach town on Playa Danta near Potrero, founded in 2006 and ringed by a forest reserve with miles of trails. It sits at the top of the market.
Playas del Coco and Papagayo
Coco is one of the province's oldest beach towns, with a walkable center, diving and the shortest drive to Liberia. On the Papagayo Peninsula next door, land is a state tourism zone held by ICT concession, home to resorts like the Four Seasons.
Nosara
A surf and yoga community on the Nicoya Peninsula, with refuge-protected beaches, low-rise rules and many gravel roads. Read our Nosara guide.
