Modern pool home in Tamarindo, Costa Rica

Tamarindo real estate runs from condos a short walk from the beach to homes in gated golf communities and ocean-view lots in the hills behind town, with prices that swing widely street to street. Mark Savoia is a buyer's agent, so he represents you, not the seller. He searches every brokerage, then shortlists, films and checks the properties worth your time.

Who buys in Tamarindo

Tamarindo suits buyers who want a real beach town, with restaurants, supermarkets, surf and nightlife close by. It draws second-home owners, remote workers, families and part-time renters. It does not suit you if you want quiet streets and no construction.

Tamarindo's neighborhoods and what they cost

Tamarindo town and beach

Condos and townhomes in and around the commercial strip, many a walk from the sand. Expect the highest density and most rental activity, with prices driven by walkability and views.

Playa Langosta

Just south of town across a small estuary, Langosta is the quieter residential side: gated condos, beachfront buildings and private homes. Its beach is part of Las Baulas National Marine Park, so setback and lighting rules keep it low-density.

Hacienda Pinilla

A gated, master-planned community on a former 4,500-acre ranch, about 30 minutes south. It has a championship golf course, a JW Marriott, the Avellanas surf beach and separate enclaves of homes and homesites. Buyers come for space, privacy and amenities.

Playa Grande

North across the estuary, minutes by boat or a longer drive through Huacas. Playa Grande borders Las Baulas park, a major leatherback nesting beach, so building faces height, setback and lighting limits. Most inventory is homes and lots.

Huacas and the inland hills

About 15 minutes inland, Huacas and Matapalo offer larger lots, paved access and services at lower prices than the beach towns.

Access, services and daily life

  • Roads: paved to Huacas and Liberia. Some hillside lots are on gravel.

  • Getting here: Liberia's airport (LIR) is about 70 to 90 minutes by road. Sansa flies from San José to the Tamarindo airstrip.

  • Healthcare: Hospital Metropolitano runs a 24/7 center in Huacas. Liberia has private hospitals (Clínica Bíblica, Hospital Metropolitano) and the public Hospital Enrique Baltodano.

  • Schools: TIDE Academy in Tamarindo, Educarte in Huacas, and CRIA and La Paz near Brasilito.

  • Internet: fiber reaches many but not all addresses, so confirm it at the property. Many remote workers add Starlink as backup.

  • Climate and water: dry season runs roughly December to April. Rain builds from May and peaks in September and October. Water is tight on this coast, so check it early.

What you get when Mark searches Tamarindo for you

  • A shortlist matched to your budget, beach distance and rental plans.

  • Photos, videos and live walkthroughs, so you can judge a property remotely.

  • A read on the micro-area: strip noise, rainy-season access and which side of the estuary suits you.

  • Asking-price context. Costa Rica has no MLS or public closed-sale data, so a buyer-side view of comparables matters.

  • Referrals to vetted lawyers for title, water and permit checks.

How buying in Tamarindo works

  1. Tell Mark your budget, timeline and must-haves.

  2. Review a shortlist and walk the best options in person or on video.

  3. Make an offer. Your lawyer drafts the purchase agreement and your deposit goes into a registered escrow.

  4. Your lawyer runs due diligence: title at the National Registry, liens, zoning, access, written water availability and, for condos, bylaws and fee status. Beachfront land in the maritime zone (the first 200 meters from high tide) is held by concession, not title.

  5. Close before a notary, in person or remotely.

Frequently asked questions

How much does a home in Tamarindo cost?

It depends on the micro-area: condos in town are usually the entry point, and beachfront and Hacienda Pinilla homes sit at the top. Mark gives you current asking-price context for your shortlist.

Can foreigners buy property in Tamarindo?

Yes. Foreigners can own titled property with the same rights as Costa Ricans. Beachfront land in the maritime zone is held by concession under its own rules.

Is water a problem in Tamarindo?

It can be. Tamarindo's water board was reported in 2024 as unable to approve new water permits, so have your lawyer confirm water in writing, especially for land.

How far is Tamarindo from the airport?

Liberia International Airport (LIR) is about 70 to 90 minutes by road. Sansa also runs domestic flights from San José to the Tamarindo airstrip.

Can I buy in Tamarindo without visiting?

Yes. Many of Mark's clients search, offer and close remotely using videos and live walkthroughs.

What is the difference between Tamarindo and Playa Flamingo?

Tamarindo is bigger and busier, with more nightlife and services. Playa Flamingo, about 30 minutes north, is quieter, with calmer beaches and a marina.
