Modern jungle home in Nosara, Costa Rica

Nosara real estate ranges from building lots to multimillion-dollar homes a short walk from Playa Guiones. Regional brokerage KRAIN puts typical asking prices for lots under US$200,000 and homes from the high US$300,000s into the millions, with top estates above US$5 million. Mark Savoia is a buyer's agent. He works only for you, never the seller.

Who buys in Nosara

Nosara draws surfers, yoga and wellness people, remote workers and families who want a bilingual school in a small beach town. It suits buyers who value low-rise, forest-backed beaches over nightlife. It is a weaker fit if you want paved roads, big-box shopping or a hospital close by.

Nosara's neighborhoods and what they cost

Playa Guiones

The most developed and most expensive part of Nosara, with cafes, yoga studios and a long surf beach. A protected forest strip separates the sand from the houses.

Playa Pelada

North of Guiones and quieter, with rocky points, tide pools and a slower pace.

Nosara village and the inland hills

The town center, Bocas de Nosara, sits about 5 km inland near the river and airstrip, with local shops and services. The hills behind the beaches hold gated communities and view lots, usually priced below Guiones but needing a 4x4.

Playa Garza

A small fishing village south of Guiones on a calm bay. Inventory leans toward land and hillside view homes, and some properties rely on private wells.

Ostional

A turtle-nesting village about 8 km northwest, inside the Ostional refuge. Much of the land here is held under state concessions rather than title, so legal review matters even more.

Access, services and daily life

  • Roads: Route 160 is paved between Garza and central Nosara, but most side roads are gravel. Dry-season dust is heavy near busy roads, so check the road in front of any home.

  • Getting here: About 2 to 2.5 hours from Liberia (LIR). Sansa flies small planes from San José to the Nosara airstrip.

  • Healthcare: A public EBAIS clinic and a Red Cross ambulance in Nosara. The nearest public hospital is La Anexión in Nicoya, about an hour away. Private hospitals are in Liberia.

  • Schools: Del Mar Academy is the established bilingual international school, plus smaller private and alternative programs.

  • Internet: Fiber from Kolbi and Liberty covers central Nosara and Guiones. Hillside lots and parts of Garza often use Starlink.

  • Climate: Dry season runs roughly December to April. Rain falls May to November, and September is wet enough that many businesses close.

  • Water: Most areas use the local ASADA water board, which sometimes rations supply in February and March.

Frequently asked questions

How much does a house in Nosara cost?

Typical asking prices run from the high US$300,000s into the millions, and top estates near Playa Guiones pass US$5 million.

Can you build on the beach in Nosara?

No. Playa Guiones, Playa Pelada and the first 200 meters inland sit inside the Ostional Wildlife Refuge, so the beachfront stays forested and homes sit behind the trees.

What are the building rules in Nosara?

In the refuge buffer zone, buildings can cover at most 50% of a lot, with height capped at 9 meters near the coast and 12 meters farther inland.

Are the roads in Nosara paved?

Only partly. Route 160 is paved from Garza to central Nosara, but most roads in Guiones and Pelada are gravel and dusty in the dry season.

How far is Nosara from Liberia airport?

Plan on roughly 2 to 2.5 hours by car from Liberia (LIR), with a 4x4 recommended for the final stretch. Small planes also land at the Nosara airstrip.

Can I buy in Nosara without visiting?

Yes. Many of Mark's clients buy remotely using his videos and live walkthroughs, then close remotely.
